I'm not going to claim that I am a real estate agent, so if you are, please jump in and offer advice, but I do know elements you should include to have a successful newsletter! This is also coming from someone who's attention was successfully caught by my own real estate agent's newsletter before I purchased my first home.    If I were a real estate agent creating an email newsletter, I would include local listings and the past months closings to demonstrate my success. I would also include a section to capture any of my local favorites for the month such as a coffee shop, a local event, or a store I recently tried. I think this would be a great series to start so your buyers can get a taste for the community and have a greater potential to buy! Plus, it also gives your previous buyers more local spots to try if they just moved to the area.    It would also be great to include any updates happening in the market and offer your advice! If you have a blog, this would be a good space to advertise your thoughts or give a small teaser.    If you're still not feeling inspired, you also have access to our Campaign Feedback section where you can get advice before you send your content out!   Let me know below what you include in your newsletters even if you aren't a real estate agent!  ... Shoutout to Spotify for contributing to my daily productivity! I don’t know about you, but I need to listen to music while I work to lock in and really focus. I’m not sure why, but I enjoy the background music and I feel like I am stimulating all parts of my brain by doing so. I also know some people like to work in complete silence. So which are you?   If you listen to music while you work, share your playlist below so we can be inspired and maybe find some new music!   Hot Tip: Spotify lets you share the playlist directly! Feel free to link the playlist or embed the HTML code 😁   Everyday I listen to my Spotify daylist. Every morning, afternoon, and evening the daylist auto generates and changes your music vibe and creates an entirely new playlist for you. The playlist is also usually named something quite funny.  This morning, my daylist is called "nature folky wednesday morning" full of Noah Kahan, The Lumineers, and Zach Bryan.   I also like to listen to some of Spotify’s curated playlists such as Work From Home:       Or for more focus, fall vibes, I'll throw on Your Favorite Coffeehouse and sip my latte.     So, what are you listening to?    *Honorable mentions also include: Apple music, Amazon music, and good old faithful Pandora radio. ... Not many people know this, but nonprofits played a huge part in my college experience. I volunteered at a nonprofit at night to teach our Spanish speaking communities English so they could get local jobs or just learn more! I also participated in a spring break alternative where I spent a week in New York City working with some nonprofits like, God's Love We Deliver to prep and hand out meals to the homeless population. I also participated in an event called Road for Hope that my college hosts where I walked 130 miles from Lewiston, ME to campus in Manchester, NH over the course of 8 days to raise money for 8 local charities.    I've seen and experienced firsthand how nonprofits impact our communities and they've had such an impact on who I am today.    I'd love for you to share a story or moment that's been memorable for you!  ... Create Landing Pages to Generate Leads

by Administrator Abigail_S in Real Estate

As an ambitious realtor, you have all the strategies for generating leads both in person and online. Whether by networking and building partnerships with local businesses, frequenting open houses, or reaching out to those with expired listings, you are always working to keep business booming. Using a website landing page allows you to expand your reach online.   With a good landing page, you provide the opportunity to turn that random click on your ad into an actual lead, which means more key turning for you!   Leads love landing pages   Landing pages are important for one simple reason: People have short attention spans.    I like to thank smartphones and the ease of access to welcome procrastination, but according to Behavior & Information Technology, internet surfers form an opinion of a website based on its design in about half a second. Once the user has decided the site is aesthetically pleasing enough to stay on, you have less than a minute to capture their attention and earn a second click. This sounds like a lot of pressure and it is!    In some situations, 60 seconds takes forever to tick by, but when you’re trying to attract clients to build your real estate business? A minute may as well be the blink of an eye.    This is where landing pages will become your new best friend. The whole purpose of a landing page is to capture your target audience’s attention — it’s a great way to be sure you make the most of the few seconds you have to make an impression. So let's get started!   Landing Page 101   Assuming you're feeling the pressure of the 60 seconds you have to capture a lead, let's try fishing! How does fishing and landing pages relate you may ask? Well, let's consider this: landing pages are just like fishing. You need to bait your leads and let them hold on long enough to reel them in. So here's a few things to consider when you're designing:    Headline   Chances are, the headline will be the first thing someone sees on your page. You can capture a visitor’s attention by letting them know exactly what you offer and entice them to want to stay on the page.    Be sure the headline is clear and gets straight to the point. Remember, you have only a few seconds to pique enough interest to get a second click!   Hot tip: Your headline should also relate to the advertisement that directed the visitor to your site. If your ad mentioned something like a homebuyer’s guide, the headline should mention it too. Otherwise, anyone who found their way to your landing page likely won’t stick around too long.    Image   Adding photos to your landing page is a great way to break up text and enhance readers’ experience. Bonus points if the images you use are interactive.    There is no magic key to selecting effective imagery for your landing page. However, keep in mind, you want an image that captures and relates to what you are offering.    If you’re a realtor in a specific region, it’s a great idea to include a picture or two of that area — channel your creativity by including images of attractive streets, local businesses, easily distinguishable skylines, or anything else that communicates your location to site visitors.    Be sure you only include necessary photos on your landing page.  Too many can be overwhelming and take attention away from the copy, which is the most important part.    Keep 'em coming!   Sign-up forms generate leads. Since the sole purpose of a landing page is to generate leads and build your client base, it’s a great idea to create a sign-up form so that site visitors can enter their information.    You don’t need all their information right away — you’ll get a more thorough, detailed account of your webpage visitor, should they decide to officially enlist your help in the hunt for the perfect space to purchase. Keep it relatively simple on the landing page, only collecting smaller details like name and email address. From there, you can send out email updates and newsletters that go into a bit more detail.   Motivate potential clients to enter their contact information by offering some sort of useful incentive, like a free home evaluation or a guide to a local market. This way, you both benefit from them sharing their information. They get a reward, and you generate more interest in your services.   You may even consider leaving a message box for potential clients to communicate with you directly if they have any questions about your services.    We love hearing from you   You know customer testimonials are important, but you may be wondering why they’re worth including on your landing page. The reason is simple: The presence of positive reviews makes a consumer more inclined to trust you.   Consider sharing some of the positive feedback you’ve received from past clients. It’s a simple way to build trust with your site visitors, and a few good reviews may be just the thing needed to nudge someone off the fence. Be sure any client testimonials you include are placed strategically on the page as you design the site, making sure they don’t overshadow or draw attention away from any calls to action you’ve included.    Introduce yourself   Sometimes, a client testimonial is not the only thing a consumer uses to gauge whether your services can be trusted. They’ll want to know a bit more about you and exactly how you can help them buy or sell a home.    That’s why you should consider including a short introduction about yourself and your services on the landing page, highlighting what sets you apart as a real estate professional and letting people know why they should trust you.    Be honest as you introduce yourself and try not to oversell your services. Consumers can often tell immediately if someone is being disingenuous, and that’s likely to turn them off to the idea of hiring you.   What to do with a landing page   Once the page is created, you need to make sure your target audience sees it. Having a well-designed, thoroughly thought-out landing page won't do you any favors if the right eyes never catch a glimpse of it. No views equals no new leads. So let's start fishing again! Get ready to bait your hooks and reel in leads. Consider these options:   Advertise   Paying for a Google ad means that your link will show up when someone searches for a product or service like yours. So if a potential client is typing “real estate agents near me” into the search engine, chances are they’ll find your landing page among the rest of the results.    A social media ad campaign is a bit tricky, as you really need to know and understand your target audience for the advertisements to be effective. Facebook and Instagram allow you to target users based on details like age and interests. You can even tailor your ads to reach the people who have already visited your site.   Email    Just because someone has subscribed to your mailing list doesn’t mean they’ve enlisted your expertise to help buy or sell a property, and it’s for that reason that you should share the link to your landing page through your email marketing. Plus, your e-newsletter recipients likely know and trust you already, so there’s a good chance the call to action on your landing page is just the push they need to finally give you a call.   Be certain the email you send is clear and straightforward with a call to action and a link that leads right to your landing page.     Social media   We already mentioned investing in an advertisement on social networks. But if you want to go the free route, you can post a link to your landing page on your own social media profile and in real estate-related groups for your target audience and potential clients to see. This method of promotion is a good way to encourage people who are already familiar with you to take advantage of the services you offer.    If your current followers like what they see on your real estate landing page, they may share your linked post on their own profiles, which can expand your business’s reach and generate new leads.    URL   However you choose to share your landing page with the public — whether through social media marketing, an email list, or Google advertisements — you should be sure the page’s URL is relevant and makes sense.   When you share the URL — which should include the protocol identifier (http:// or https://), the domain name, and the slug — you’ll want people to remember it, so be sure it’s short, on brand, and easy to spell.     Get inspired   Now that you have a better idea of what landing pages are and what should be included on them, here’s a look at a few effective real estate landing page examples.    Blair Marble Real Estate    Blair Marble Real Estate’s landing page makes use of images that relate to clients’ interests. It's a great example of using an eye-catching image that directly relates to customers’ interests: buying and selling land for hunting, farming, and timber.      Above the fold of the page is a brief introduction that lets viewers know why Blair Marble’s expertise could be of value, plus two calls to action that urge potential clients to get in touch or view listings. As you scroll down the page, you’ll see options for those who are looking for or selling property, plus the real estate agent’s contact information.   The Takeaway   Make your brand and services as clearly known as possible on your landing page. Not only is it explicitly written in the agent’s short introduction, but the images also quickly make it clear that this page is meant to appeal specifically to those who are looking for land.    Montecito Medical   Instead of using a call to action to attract attention, this real estate landing page from Montecito Medical appeals to potential clients’ emotions.   Montecito Medical’s landing page stands out from the rest at first glance. Rather than sticking a call to action above the fold, the company uses empathy to attract clients by boldly declaring, “Physicians take care of everyone. Montecito takes care of physicians.”    The Takeaway   Appeal to clients’ emotions. If you were a physician looking to buy or sell a medical property, chances are you’d be so attracted to the idea of being taken care of, it would be difficult for you to resist spending a bit more time on the site to find out how Montecito intended to do that. Using your page’s copy to speak to their emotions can work just as well as offering an incentive.    Larry Roorda   Larry Roorda Realtor’s landing page is basic, managing to serve its purpose without being distracting or complicated.   The page has a fairly basic design, but it manages to include each of these aforementioned attributes: concise headlines, non-distracting images, a sign-up form, client testimonials, and a short introduction to the realtor. Scroll to the bottom of the page, and you’ll see another ever-so-crucial call to action — a prompt to sign up for the e-newsletter.    The Takeaway   You don’t have to reinvent the wheel when creating your site. There’s nothing wrong with sticking to a pretty basic design or using a template for your landing page, especially if it helps you generate new leads in real estate. In fact, there’s a reason many landing pages look similar: The design accomplishes the goal.   Ready to land!   Drumming up new business can be a daunting task that requires a lot of strategy, but making use of a landing page is a great place to start. Just be sure your page has information that’s concise enough to grab a visitor’s attention quickly — remember, you have only a few seconds to make a good impression. Bait 'em and reel 'em in! With client testimonials and a call to action, such as adding an email address to a mailing list, you’ll be generating new leads in no time.   What if you’ve never made a webpage before? Not to worry. With no web development experience, you can easily create effective landing pages directly within Constant Contact using simple-to-use, drag-and-drop tools. You’ll also find plenty of tips in The Download, a guide to online marketing for real estate. Who knows how many of those clicks will turn into clients?  ... View more

If you've spent any length of time on the Constant Contact Community, chances are you have come across posts from any one member of the Community Team. But, who are these enigmatic folks? What are their roles in the Community, what do their days look like, and what do they do when they aren't bouncin' around the different boards? We thought it was time to pull back the curtain of mystery surrounding these forces of nature. Without further ado, let's meet Nick_S!   What do you do at CTCT? Howdy! I'm the Social Media & Content Manager for the Constant Contact Community. If there's a piece of content on the community not made by one of our fantastic users, chances are I've at least glanced at it. I manage all aspects of content, from organizing and monitoring past and current material to writing it myself. I even dabble in graphic design from time to time!   "When I'm not working, you can find me..." ...Go from being hunched over my work laptop to hunched over my drawing tablet. Or, more likely these days, sitting on the floor with my infant son and making up weird voices. I also enjoy playing board games with friends and going on trips with my wife.   What's something non-work-related that you're proud of accomplishing in the last year or so? I had the good fortune to study and learn from a couple different professional artists to try and improve my drawing skills. Oh, and I'm a new Dad!   What's your favorite small business? The Trellis Restaurant and Tea Rooms. It was a little spot my (now) wife and I discovered while staying near Brighton in the United Kingdom. They had delicious scones and clotted cream with jam. We ate there every other day. I cried on our last day of the trip because it turns out they were closed that day. I never recovered.   What's your go-to GIF or meme?   If you could have one superpower, what would it be? Teleportation. Flying is cool, but sounds exhausting. Also, my wife is from France so it would certainly save on travel costs, but I think Big Aviation is holding us back and smothering teleportation research. "Impossible based on our current understanding of physics," said some well-educated scientists. Seems sus.   What's the best thing about being part of the Constant Contact Community? Besides the great people I work with, it’s being on the “ground floor” of the marketing efforts of our many users. I always tell people a gratifying part of the job is bearing witness to the efforts of small business owners and nonprofit organizers using what tools they have to succeed in marketing.   What is your favorite product feature? It's not the flashiest feature, but I like that you can swap out document files in the Library. Even if the email with the original URL has been sent, it will redirect viewers to the new file.   Do you have a favorite tip to share with users? If you're copying and pasting text from another source into the editor and things start to get funky, try pasting it in a program like Notepad that will strip out all the extra HTML coding that might still be attached. This will hopefully prevent weird formatting issues later on. ... View more

With all of our tools in automation, access to a plethora of integrations, the ability to connect your social media accounts, run ads, and of course our old faithful, email marketing- you have everything you need to hit the ground running.    Here are my top 5 strategies for marketing your online business:    1. Know your audience. Who are you trying to attract? How can you target them? How can you get them added to your list?   2. Promote yourself on social media. Everyone is universally connected on social media nowadays. You need to get out there and start posting. But make sure to stay on brand with who you are as a business!    3. Email Marketing. It's old faithful for a reason. Email marketing gets your content in the right inboxes and allows your audience to get more visibility into who you are. You can also cater your content and attract different customers based on their likes and wants.    4. Curate your content. You want your content whether it's on social media, email, or elsewhere to fully align with who you are. In the beginning stages, focus on quality over quantity and really carve out your messages, take time with imagery, and build your brand.    5. Add automation to your life. Automation is a game changer. Play around with it and you'll see how much time you save in a day, week, or even a month. Create custom paths and journeys for each bucket of customers you have and they'll feel as though your content was curated just for them.      What are your top 5 strategies?  ... View more

The TikTok Takeover

You're either team TikTok or a TikTok hater. The only in-between are the people who watch Instagram Reels and catch up with the latest trends from TikTok. Whether you love it or hate it, you have to admit, TikTok is a great way to get short form content out there, gain the views, and reach a plethora of people fast.    In the era of doom scrolling, viewers are spending a lot of time on TikTok (more time than we care to admit). Virtual home tours have become all the rage when it comes to social media marketing for real estate. So if you're not on the bandwagon yet, what's stopping you?        So what, exactly, is TikTok?  The greatest addiction there ever was! I'm only half joking. I did, however, have to set a time limit on my phone for how long I can use the app for because you truly get sucked in. Hint: I set it for 2 hours, which seems like A LOT of time...but trust me, it's not nearly enough when you get into scrolling and learning new topics.    Understanding how TikTok works and using it effectively shows your clients that you’re one step ahead of your competition. With TikTok, you have the power to give your clients valuable information without spending hours generating the content.   Averaging around 1 billion monthly users, TikTok is described by its developers as “the leading destination for short-form mobile video.” TikTok is considered the most engaging social media platform due to the amount of time people spend on it. An average TikTok session lasts around 10.82 minutes.   Why is using this app a good idea for you? As a realtor, you may find yourself wondering what you have to contribute to a platform used mainly by millennials and Gen Z looking to kill time. You may be surprised to learn that some real estate agents have reported huge success after using TikTok, with one agent claiming to have received hundreds of inquiries for a single listing through the platform.    Millennials and Gen Z are quick to hit the "share" button and expand the reach of your videos. It's also quite easy to get sucked into the rabbit hole of visualizing a life in these homes for these generations who are simply trying to get their head above water long enough to move out of their parent's basement. I won't mention the economy, but *cough* *cough* it's rough out here.    As a social media platform, TikTok is unique in that users go there looking to engage with content from all sorts of people, not just their friends. It may be easier for your content to gain traction on TikTok and easier for content to go viral than other social media platform.    The default page for users is the “for you” page (FYP), which displays content based on a user’s previous engagement with the site. Because TikTok’s algorithm always looks for new content to show users, people may find your videos promoted in their feeds, especially if you can get your tagging right and create engaging real estate content.    While TikTok can be used for organic lead generation, it can also be monetized in its own right, generating a secondary income source for your agency.    What are some practical ways to use TikTok? The key to using TikTok successfully is to create short-form video content that engages users in some way. Some ideas include:  Real estate tips and tricks Property tours Information about prepping a house to be sold Do’s and don’ts in the industry FAQs It’s also encouraged to let your personality shine through in your videos. As you generate leads, you want to give people an idea of who they’ll be working with if they reach out to you. So tap into your creativity and let yourself shine! You're the expert, so once you hit record, let your knowledge and passion shine through.    What are the top tips for using TikTok?  As with any social media platform, there are best practices you need to know when you’re first getting started. Here are the four top tips to get you get off and running:    1. Follow trends. Be careful because trends on TikTok change from day-to-day. You want to hop on the trends fast and utilize them in creative ways that fit your "brand."  2. Use both organic posts and ads. It all starts with creating!  3. Have a consistent posting schedule. It's recommended to post at least 1 video a day. Start with one and then once you get more comfortable dive into 3 times a day and see how that helps. Adjust as needed.  4. Use hashtags to reach your audience. Hashtags, in my opinion, are a huge help in making your videos appear on viewers FYP. Get creative, while also showing what your video entails #realestate #condo #housetour   Let the scrolling begin! The great thing about using TikTok is there’s almost no barrier to entry. As long as you have a smartphone and information to impart to your audience, you can start an account that focuses on real estate (if you want).    No one is of course forcing you to make a TikTok account, but I would love to see what you come up with for content. I think you all have a lot of tricks up your sleeve and would know exactly how to utilize TikTok as an aid for marketing strategy. If you have an account, share your username below. Feel free to also share any success you've had from making content on TikTok.    And if you haven't pulled the trigger yet, what's stopping you?  ... View more

Whether your restaurant is big or small, you're trying to fill your seats, grow your list, and build customer loyalty. Constant Contact can help you do it all:   Email designed for success   When creating your email, start off by using the search bar at the top of the template picker to find the templates that are specifically designed for restaurants. They are all fully customizable and mobile-responsive! Once you like the style of your email, use it to create a master template and save time when it comes to creating your next email. Be sure to use a preheader with your optimized subject line to give your contacts a good reason to open your email.  These suggestions to make a great looking email will help to use color, image placement, font choice, and personalization to get your contacts to read through your email. Deciding how to present your material can get tricky, but our Elements of an Engaging Email will give you an example that you can follow along with when you start putting your email together. Finally, these Email Design Tips will give you a flyer that you can keep on hand to remind you of the features that are available in Constant Contact.    What do I talk about in my email?   It might feel tough at first when it's time to sit down and create an email, but there is always something to talk about! Do you have new staff? New menu items? New decor? Let your contact list know in short, direct, and fun text blocks. You don't have to only talk about what's going on within your four walls. Are you offering your services to an awesome nonprofit? Tell your story! Did you see a cool article that you know will resonate with your contacts? Share it with them! Make sure to use your social media pages to their fullest by sharing your email in a social post. If you need some inspiration to get going, check out some of these, organized by industry. Selling Specials and Everyday Items   Add a button with a clear call to action that directs your customers to your menu or to your online reservations page. Highlight seasonal and holiday offerings or limited time offers. Make sure your phone number is prominent in the email. Most mobile devices will let you tap the number to place the call. Beautiful food images in your email will help get your customers in the mood. You're probably already taking beauty shots, so make sure to upload them to your Library for use in your emails. Want to have some fun? Here is a list of seasonal things to celebrate.    Build Customer Loyalty   Let your customers know that you care about them and appreciate their patronage.   Welcome email - make a great first impression. Recurring birthday email  - an opportunity to say thank you for being a customer (and maybe include a coupon to use during their birthday month). Poll - ask your customers to rate a new dish, fast and efficient. Survey - gives you direct customer feedback. You can include a link to your survey in an email or send a dedicated Survey Invitation email to kick it off. ... View more

Another thing you can also try to do is promote your new website on your business social media channels. This way, your followers can engage and you can track how many people clicked on your website link. My recommendation is posting an announcement on an Instagram story and tagging the url to your website.   Also be sure to link your website in your Instagram bio!  ... View more

Always so insightful to read your advise, @Elizabeth_K! I love that you refer to it as a journey, because that's truly what marketing is! You have to find your own path and see what works best for YOU! Everyone's path is going to be different. Find your groove and run with it.    I've seen a lot of success in social media advertising, but this one seems to be the most daunting. If you've thought about advertising on social media, but haven't yet- what's stopping you?  ... View more
